I am looking for a responsible individual to sublease my 2 bedroom apartment for September 1st - September 30th for the amount of $1375 and if you would like to continue the tenancy, the new rate as per the property manager, will be $1,425 beginning October 1st, 2025. A new lease will begin October 1st, 2025. Your choice of a 1 year or 6 month rental .
My original security deposit of $1,250 will need to be reimbursed back to me by you as my tenancy officially ends Sept 30th but due to certain circumstances, I will need to move Aug 31st/Sept 1st.
(Further discussion with the property manager is welcomed if my posting is not very clear or understandable).
Rent includes water and heat. You will need to pay your own electricity.
Parking can be on street parking or for an additional fee of $50/month (if the same parking spot I currently have is taken by you), otherwise a different parking spot will be $100 a month.
It is in the Sunnyside area.
Close to Safeway, Sait, Trans Canada highway, downtown, Bow River, Memorial Drive, Sunnyside C Train station

Building has card entry, intercom,mailbox in building, card laundry on lower ground floor, storage unit also on lower ground floor.
Building has no elevator so you will need to walk up to the 4th floor which is the top floor I am on.
Building has balconies and mine is facing a bit of the downtown area and plenty of sun comes in.
Non smoking building.
My unit has been upkept throughout my years during my tenancy.
