If your lease ends or starts mid-month, we offer custom billing solutions. Simply email us at subletsy15@gmail.com, and we can help tailor your billing dates to better fit your lease terms.


Payments are due on the 25th of each month when rent is processed and received before the start of the new rental period. This allows time for payment verification, processing delays, and bank transfers, allowing landlords receive funds before the start of the month when leases typically begin.

If your lease begins after May then pay 0 to 25 days before the automated date, to not be double charged. (ex. June - August lease, please pay in the month of May and not earlier to avoid early rent payments) It will still work for correctly charging the final total rent but too early if you do not wish.

Subletting is the process where a tenant rents out their rental unit to another person (a sub-tenant) for a specified period of time. The original tenant remains responsible for the lease and any obligations under the rental agreement, including paying rent to the landlord, while the sub-tenant temporarily resides in the unit.

  • The sub-tenant is bound by the original lease terms.

Under Ontario’s Residential Tenancies Act (RTA), subletting is allowed but must follow these rules:

  • Landlord's Approval: The tenant must seek written consent from the landlord to sublet. The landlord cannot unreasonably withhold consent.
  • Lease Terms: The sub-tenant must adhere to the terms of the original lease.
  • Duration: The sublet cannot exceed the length of the original lease.
  • Responsibility: The tenant remains liable for rent and any damages caused by the sub-tenant.

What if there is payment issues before monthly payment?

Subletsy is not responsible for missed payments. However, you can:

How to Use Subletsy

How do I become a 'Lister'?

Sign up for an account first on Subletsy, once done then go to 'Sublet With Us' and register as a Lister.

How do I post my listing?

Inside the 'Sublet With Us' tab go to 'Add Listing'. Use clear and current photos of the space being listed.

How do I update my listing?

Log into Subletsy, go to “Sublet With Us" from 'Listings' you should see current listed space. Click “Edit” to make changes.

How secure is the payment process?

Subletsy uses encrypted payment gateways to ensure safe and timely transactions for tenants and sub-tenants. Also partned with Shopify it uses the infrastructure from the e-commerce platform.

What if I have to change my payment method through my rental period?

No problem! Communicate this with the person you are subletting from and go into Account, Subscriptions, Edit on your payment method. From there you will receive a temporary link to add in a valid payment method. If not surcharge fees may be put as delays to payments.

What should I include in my listing description?

Mention key details like location, rent, amenities, and nearby transit options. Keep it short form and clear.

What documents should I ask from my sub-tenant?

  • Request a copy of their ID, proof of income, and references from past landlords or roommates.
